HSQ Southern Portfolio

Extending from Spring Street to just below Canal Street, the central focus of the six-building campus is 1 Hudson Square, which in itself is over one million square feet. Beem Management has been assisting Hines in navigating and researching the complex zoning arena, resulting in securing the flexibility to add up to 32,000 SF of new rooftop area and to significantly improve the value of this building.

  Up on the Roof   Manifestations of the new rooftop build at 1 Hudson may include a new rooftop restaurant, public roof deck for tenants, or some combination of the two.  In addition to 1 Hudson, there are rooftop, lobby, ground floor retail and lower level retail entrance improvements in four of the remaining five buildings.

  Steering the Teams   Architects involved include  A+I Architects ,  STUDIOS ,  SHoP Architects ,  Gensler Architects  and  Beyer Blinder Belle Architects  and the work is spread across several Construction Management entities. At this individual building and project level, Beem Management is assisting Hines in sorting and managing the multitude of overlapping drawing, coordination, budget and permitting efforts, project by project.
