The Inception/Feasibility phase needs begins by recording all known Owner objectives and constraints, identifying the project goals, and recognizing all the key stakeholders. More granular refinements of program definition, schedule parameters and budget optimization are gradually brought into focus through the project influences of zoning, program changes and project delivery risks. Beem Management collects and organizes all of that disparate information in a document which is vigorous enough to establish a firm framework to move the project forward, but flexible enough to deal with the “what if” scenarios that will likely to follow.
The Pre-Construction phase follows with team selection and establishment of roles and responsibilities. With forward thinking guidance and organization, a well-advised high-performing team will instinctively collaborate, foster innovation and achieve exceptional results. Design documents are initiated and then tested against the Owner’s parameters as set forth in the Feasibility Phase, ensuring that the project is on the right track. As progressive phases of document development are rolled out, additional litmus tests of budget, constructability and discipline coordination continuously shapes the preparation of the final Contract Documents. Throughout this process, Beem Management generates innovative and imaginative graphic/written communications which collectively document and drive the project engine.
The Construction phase must first start with an open evaluation of which construction delivery and contracting option is best suited to achieve the Owner’s objectives. Setting a level playing field of expectations and quality assurance between Owners, Construction Mangers and sub-contractors through pre-construction meetings and quality mock-ups helps define project expectations at the outset. As a key part of this phase, Beem Management establishes and administrates a series of change management tools which successfully navigate the project from inception to occupation.
The Occupancy/Post-Construction phase provides for a smooth transition, defines the terms of conditional Owner acceptance, and ensures that all parties are ready for their ongoing obligations. Concurrent with conducting Owner training, compiling manuals and warrantees, the constructor must be correcting any remaining deficiencies on the punch lists. Final inspections, final certificates and final accounting set the stage for a project de-briefing with all parties, all documented and lead by Beem Management.
